The source of general building and constructional materials for all of the properties will be from local suppliers in Bulgaria. All materials used will meet specification levels of official guidelines. Natural materials used in the construction of the properties will be individually monitored and logged. Should in the future any conflict in law that may be contended regarding building material specification/certification occur, non specified natural materials can be individually identified. |

Foundations of each cottage and farmhouse is subject to individual geological testing. Final positioning of each property will be determined by the level of excavation difficulty, minimum disruption to natural top soil and zero damage to existing trees. |

Constructional stonework will be delivered to site from local quarries. Final finishing and shaping of stone work will take place on site at point of use by Bulgarian craftsmen. |

All timber used in construction will be from sustainable sources. Timber used for landscaping and external construction will be treated to required specification to meet building regulations. However timber that is used for non constructional methods will be from a natural source. |

All properties will be insulated on all elevation and within the roofing space. Regulation, and high specification insulation will be used in preference to traditional natural material of straw, for example. |

Roof coverings will be a mixture of reclaimed roof plates*, new manufacture roofing tiles and reclaimed roof tiles. This mixture of styles will match perfectly with surrounding villages that have evolved over a much longer period of time where favoured materials have dictated the character of each property.
*in addition to reclaimed roof plates, Malkoto~selo is developing a manufactured alternative to the traditional roof plates as long term reclamation has a damaging effect on the long term supply of these hand crafted roofing plates. |

All underground services providing water, electric and sewerage will create a minimum disturbance to the natural landscape within the development plot.
Water is sourced from the on-site purpose built drinking water supply. This supply of water will be the only supply to all of the properties. Licensed and taxed by the water authorities in Bulgaria this private supply is subject to all the normal regulations regarding supply rights, quality, and usage control through metering. |

It is the principle of the Malkoto~selo development to reinstate the maximum percentage of land/soil on the development. Top soil removed from the foundations and from excavation of swimming pools will be stocked and re-positioned either to the exact location or will be used to enhance landscaping in gardens, the community areas and walkways that will be created. Under surface rock formations that are exposed will be repositioned and used in the creation of the naturally landscaped gardens and also in the use of internal decorative construction of the properties. |
