traditional, character and soul in bulgaria

The overall external appearance of the Malkoto~selo cottage and
farmhouse neighbourhoods in Bulgaria are created to depict all the
character and style of a traditional village. The property styles were
originally captured by visiting the ‘old villages‘ of Bulgaria that have
fallen into disrepair, these properties are now the inspiration
behind the Malkoto~selo concept.

Local property architecture has been captured and the use of stone
work will be carefully monitored as to its origins. Skills and
craftsmanship have been kept by employing elderly Bulgarian
craftsman to rekindle the dying skills and pass them onto younger,
local craftsmen working on each property.

Natural geological features will be retained with the minimal of damage
to the ground surrounding the properties. The use of discreet
landscaping will allow each property to have a totally level access
friendly style.

The location of cars and other modern creature comforts are taken into
account. Placing these modern yet essential elements out of sight of
each property will allow the external appearance to capture the spirit
of Malkoto~selo.

cottage and farmhouse roof structure

Roof structures of the cottage and farmhouse properties use the
traditional Bulgarian style of design. Allowing for extended eaves
on every property to provide winter protection and where possible
the old style drainage guttering is used on every proeprty allowing
for the storm water to be dispersed naturally onto the nearby
garden areas and NOT directed by down pipes requiring
underground, unnatural, drainage pipes. This feature alone makes
the properties traditionally Bulgarian and eco-friendly.

Wood construction of the roof adds to the character of the properties as
traditional size and dimensions of bygone methods are maintained on
every style of property.

The 2 bedroom 'Skyroof' cottage property has an innovative glazed roof
apex that allows the whole of the cottage to benefit from natural light.
This glazed roof design also allows for natural heat to be generated
during sunny times. This feature can be designed into every property.

cottages and farmhouses with balconies

Each property will have balconies that offer access to typical Bulgarian
views on three sides. These make for an interesting and traditional
feature on the properties.

Not only built in the old fashioned way by use of design and safety, the
balconies are styled to cater for a modern way of living and holidaying.
Allowing enough room for a table and chairs and room to accommodate
up to 4 people makes each balcony truly functional.

Waking to the sunrise, enjoying the sunset, or avoiding the midday sun,
whatever the desire the positioning of the balconies allows for each
experience. Every property has an east facing balcony for the morning
sun. Most properties have a west facing balcony or patio for a view of the
stunning Bulgarian sunsets.

entrance doors to bulgarian houses

There are several features of the external doors. The property's main
entrance door is of a width that allows for entry by a wheelchair/
pushchair etc. Allowing access in this way to every property enables
the doors to be designed in the traditional way. Visual aspects and
practicality adds to the authenticity of the properties. Security of the
doors is functioned from the inside only. The only door that allows
keyed access to the property from the outside is the main
entrance door.

traditional style elevations

All elevations of the properties depict the traditional styling of Bulgaria.
Included in this styling is an addition of small features that allow for a
modern style of living.

The property's wooden exterior elevations are dressed with seasoned
cladding (where design permits). Supports that are exposed on the
property are in most cases functional and are an integral part of
the construction.

Stone is used on the lower sections of the property. This is a
combination of original stone from local supplies (Not reclaimed from
derelict building in the region) and manufactured stone cladding.
This innovative concept on each property allows the external elevations
to capture the visual effect and keep the build costs to an acceptable level.
Traditional property style and a Bulgarian village feeling makes
Malkoto-selo a unique overseas investment property.

landscaping and gardens for the houses in bulgaria

Each property has its own characteristics created by its plot location and
its orientation within the plot in relation to all the other properties.
The topology of the sites allow for an interesting array of landscaping
and property design.

Most gardens have the opportunity for a putting green, entertainment
lawn or a youngsters' play area. Additional features of the gardens on each
property can include a wildlife pond to encourage natural wildlife to the garden.
Around this area the landscape can be left natural to encourage the
wild flowers and natural herbs to thrive away from the property.

To enhance the garden even more there may be the opportunity to have
a vegetable patch/vineyard/flower garden placed in the ideal location.
Adding a small pool into the garden area of the cottage or farmhouse
completes the entertainment factor of the garden and would be pleasing
to all. A great selling point for holiday cottage living.

The communal areas around the properties of the neighbourhoods are
landscaped to be as natural as possible. Gravel track ways and gravel
walkways connecting the properties and the community facilities, car
parking areas and entrance to the gatekeeper's cottage all run as level
as possible.

Sympathetic lighting for visual enhancement around each property but
also to address safety and security after dark is an added feature.

In addition to the natural flora and fauna each of the properties will be
dressed with flowers and traditional foliage. Communal areas will be
planted with native plants and bulbs to capture a natural splash of
colour throughout the year. All properties will be maintained and
managed by the neighbourhood‘s Gatekeeper.
